This project was a competitive tender and marks the beginning of a long-term relationship with Baulderstone who, at the time, were the principal contractor in the construction of the new Tarago Water Treatment Plant in Gippsland.

Kubale Constructions was contracted to build the Control Building which is hub of operations at the plant. With a contract value approximately $2.1m, works included a fully equipped kitchen, staff amenities and bathrooms, a laboratory testing room for water quality, sever room, control room, meeting room and various offices. In total, the building footprint was over 500 square metres surrounded by mixed architectural claddings and complex cantilevered canopies.

It was a difficult contract to project-manage given the scale of building activities surrounding the site. To finish, Kubale Constructions completed the fit out with furniture and office fixtures.

The project was completed on time and on budget leading to a happy client and further contracts.

Set tight against Foster Street and amongst a predominantly residential zone, works needed to be shielded and traffic interruptions managed carefully. The project began with the demolition of dated and dilapidated existing buildings to make way for new accommodation units. In a palette of silvers, greys and white, these 6-Star units are designed to be thermally efficient and harvest rainwater.

Clad in Vitricore and bricked in a basalt-coloured finish, they feature a complexity of glazing and cladding typically found in commercial buildings. The scope of works included alterations to the existing civil facilities and a minimal landscaping package.

Built during a period of significant interruptions, cost escalations and limitations due to COVID restrictions, the project was still completed on time and within budget for a very cooperative client.

Set in the farming town of Neerim South in Gippsland in Victoria, the building design incorporated features, finishes and a colour palette to compliment the surrounds.

Construction required imported aerated ceramic Clinka blocks and extensive exterior cladding of locally sourced and milled silver top gum. The scope of works included the complete interior fit out with internal glazed partitions.

Outside, the contract included various stainless-steel items, the ATM installation, solar panels on the roof and integration into the existing street scape with exposed aggregate feature paving.

The adjoining administration building was brickwork providing staff a training facility, office spaces, sleeping quarters for 8 paramedics, and associated kitchen, toilets and showers. Kubale Constructions successfully tendered to build the new residents club house in the Jackson's View Estate in Gippsland, Victoria. Jackson's View is a new residential development in the Latrobe Valley growth corridor and is set in a semi-rural location.

This large communal facility includes a commercial kitchen, servery, function rooms, gymnasium and landscaping which included a 25m commercial in-ground pool. Much of the building was clad in Crazy Stone which requires a great deal of skill and patience to achieve a consistent and accurate finish.

Planning was critical in this project because the site was without electricity and water ... further complicated because the estate was without roads. The time frame was tight and construction was complete within 5 months and 3 months ahead of the agreed schedule.

  • Extensive Crazy Stone cladding
  • Complex planning and logistics given no road access to site

This private development project was won by Kubale Constructions and involved design and construct services by our staff. The site needed redevelopment because it was prone to flooding and could not be safety tenanted.

The existing large steel frame building was stripped, and the bottom portion coated in water proofing materials. The steel frame was then extended onto an adjoining block to increase the building size. The floor level of the site was raised by 1m with compacted soil and a new slab was poured around and over the existing footings.

Tilt slab walls and new roofing then partitioned the building into three separate factory units which are now ideal for warehousing and retail operations. The superstructure involved concrete slab and panels with wide span steel portal roof framing, while the extremities were clad in Alucabond and commercial glazing. Mezzanine floors are incorporated on the second level of each tenancy for office space.

The ground works and early demolition of the building cladding was a very challenging and the project was completed on time and within budget.

Kubale Constructions was awarded the contract to refurbish the training facilities at TAFE Gippsland. The project involved the refurbishment of several classrooms at their Bairnsdale campus to create purpose-built rooms for the cooking and hairdressing students.

After the demolition of the existing facilities, a large stainless steel commercial kitchen was installed. New flooring, wall treatments, partitions, joinery, and furniture was then installed. The relocation of the kitchen and bar was the priority because these rooms needed to be handed over 5 weeks prior to the completion date.

The project involved a very large joinery package that featured a bar with a complex, irregular patterned facade. Solid hardwood bench tops were then complimented by matching shelving in the restaurant. In total, the refurbished area was approximately 500 sqm and was completed 4 weeks in advance and within budget much to the customer’s satisfaction.

The project was then paused during the month of December to limit the interruptions to the Christmas trading for the retailers and recommenced in January. Work then began on the complex formwork to pour the new ramp to the upper parking level. Construction included the installation of additional ground floor structural steel to support the existing elevated concrete floor to accommodate the new 2500m2 Colourbond roof on the upper level. The scope included extensive LED lighting, fire services, line marking and asphalting.

Extensive traffic management was required to facilitate the 40t cranes and concrete pump trucks on this main street. Kubale Constructions successfully tendered to build a four-level complex of residential apartments and amenities in the prestigious Melbourne suburb of Brighton.

Site works included a 700m2 underground car park (x12) with additional storage space for residents. This comprised a CFA pile construction with shotcrete basement walls to support the three levels of suspended slabs above. Three apartments were built on the ground floor with three deluxe apartments above on the 1st and 2nd storeys connected with a lift.

Significant savings were available to our client with the use of imported kitchens made to specification and fitted by local tradesmen. Finishes throughout included solid timber flooring, tiled shower bases with frameless glass screens, two-pack joinery, and square-set plastering. Coordinating the program with the imported kitchens was challenging, but ultimately the result was excellent, and the projected savings realised.

The building covered over 90% of the site while the balance was finished in hard landscaping surfaces of tiling, paving and garden beds.

  • Large underground car park with shotcrete walls
  • Imported kitchens coordinated within the program for cost savings
  • Four level development with internal lift

Frequently Asked Questions

What is a commercial build?

A commercial build is a construction project focused on creating or upgrading properties used for business purposes. Unlike residential builds, commercial builds often involve larger scale, stricter compliance requirements, and specialised functionality tailored to business operations.

What is meant by commercial construction?

Commercial construction refers to the process of designing, building, and renovating structures for business use. This includes office buildings, shopping centres, warehouses, restaurants, and other facilities intended for commercial activities.

The term is also used to loosely differentiate commercial construction companies from domestic home builders. This is an important distinction because these two fields of “building” require very different skills, compliance, licensing, and resources. Kubale Constructions focuses on large projects classified as commercial. This is our strength and core skill.
